Letting to Fat Face at Springfields Outlet, East of England

Springfields Outlet Shopping is delighted to announce that Fat Face Outlet will be opening a new store at the centre around the beginning of October. Spalding beat off stiff competition from other top UK outlet centres to secure the prestigious retailer. This news follows on from the recent investment in the 60,000 Sq Foot Blue Diamond run Home and Garden Centre and the letting to leading fashion retailer Next in February, with more lettings in the pipeline. The Spalding store will be one of Fat Face’s largest Outlet stores in the country. Knight Frank acted as letting agents and GCW for Fat Face.  SLR asset manage the centre for the owners, UBS Triton.

Robert Moore, Acquisitions Manager at Fat Face said “Springfields is an attractive scheme which we feel will complement our existing Outlet offer. The new unit will incorporate our latest shop fit design and offer a full range of family wear in keeping with the Brand’s philosophy. We are looking forward to the opening in early October”.

Ian Sanderson who runs SLR Outlets says “This represents a significant part of the strategy in repositioning Springfields Outlet as a more affluent and top standard outlet centre for the East of England. The centre has enjoyed 11 years of continued growth and this is now set to accelerate. Our recent additions added to names like Radley, Skechers, Gap and Marks & Spencer are proving to be very successful with our relatively affluent and extensive catchment”.

Fat Face will be going into the unit currently occupied by The Works in 3,300 sq foot near Dutch Square. The Works will relocate to the front of the centre, next to Pavers Shoes. The current Works store will remain open until their fantastic new store is ready mid-way through this month.

The transformation has begun: Hornsea Freeport undergoes significant redevelopment

SLR and Kames commence major scheme turnaround

Hornsea Freeport, the outlet shopping village on the east coast of Yorkshire, has begun a sensational redevelopment programme designed to bring back the good times.

New stores and facilities, places to eat, family attractions and an exciting indoor and outdoor adventure play area are all beginning to take shape. Building on fond memories of the former Hornsea Pottery, the transformation will revive the centre in Rolston Road, Hornsea, and once again make it a landmark leisure destination for people of all ages. The next generation of the pottery’s Butterfly House is now open at nature attraction Bugtopia, where visitors can step into a jungle paradise and immerse themselves in a tropical-style environment full of butterflies, birds and stick insects.

Work is progressing fast at Beach Cove, the new indoor and outdoor play experience that is right at the heart of the shopping and leisure village. With a planned grand opening in May, Beach Cove includes an exciting outdoor adventure playground featuring a zip wire, bouncing pillow, giant sand pit and electric car racing track. The indoor facility, previously known as Neptune’s Kingdom, has been fully refurbished and will benefit from a new café facility which will serve a selection of healthy, home baked snacks all enjoyed both indoors or on the terrace overlooking the outdoor play area. The Beach Cove development is being operated by Mark Farnsworth, owner of Hornsea Freeport’s William’s Farm Kitchen and Café and leading the team behind the hugely successful Grasshoppers Adventure Playground at Tong Garden Centre in Bradford. He said: “We’re very excited about the opening of the Beach Cove Adventure Playground and Café and are looking forward to welcoming lots of families back to this great outlet village. “The introduction of Grasshoppers as part of Tong Garden Centre has shown me how relevant a well run play area is to young families and we hope that Beach Cove will prove similarly popular.” Hornsea Freeport has also welcomed several new stores, including Suit Direct, The Craft Outlet and the return of Hallmark, and more big-name brands are lined up to open their doors in the coming months. Specialist asset manager SLR Outlets is working closely with Kames Capital, the owners of the centre, to drive the transformation of Hornsea Freeport.

It created lasting memories for generations – and that is exactly what we’re bringing back to Hornsea Freeport, with a modern twist. “Kames Capital is making a significant investment in transforming Hornsea Freeport into an exciting leisure and retail destination for the region where, we hope, generations more will look back fondly at the good times they spent here.”

Hornsea Freeport is ideally located just a few minutes from the resort seafront, with ample free parking, new facilities, accessible paths and places to eat and drink. It is also next to the Trans-Pennine Trail, making it a perfect base for walks and cycle rides. [Christmas at Springfields]

SHEFFIELD-BASED SLR OUTLETS CELEBRATE SUCCESSFUL 2017 AT EAST OF ENGLAND

OUTLET AND GROWS PORTFOLIO IN NORTH AND SCOTLAND

Sheffield-based Operator and Asset Manager SLR Outlets, are celebrating a 2017 that saw record breaking performance at their major asset Springfields Outlet Centre in Lincolnshire, alongside the acquisition of a new asset, the Loch Lomond Shores development. SLR Outlets - market leaders in the tourist-based retail sector – have also been appointed as Asset Managers to the forthcoming major new Outlet Centre at Scotch Corner, which achieved planning approval in 2017.

2017 saw annual turnover grow at Springfields, the east of England’s premier retail and leisure destination, a 45 acre, 51 unit outlet and leisure scheme, for the thirteenth consecutive year since the centre opened. The scheme was originally developed in 2004 by SLR’s owner, Ian Sanderson.

The festive period at Springfields was no exception with bumper trading reported over Christmas. Customers took advantage of the extended late-night shopping at Springfields from mid-November resulting in record evening sales on weekdays between 6pm and 9pm. The Winter Sale Event got off to an unprecedented start with the highest takings ever seen at Springfields on a Boxing Day. New Year’s Day was also hugely successful attracting over a third more shoppers than last year.

In 2017, SLR Outlets also acquired and asset manages the iconic Loch Lomond Shores Development, 20 minutes from Glasgow, for the Waterfield Group. Loch Lomond Shores, located in a stunning setting, is already Scotland’s second most visited free visitor attraction after Edinburgh Castle, and features a successful House of Fraser “Jenners” department store, alongside retail and catering units, leisure attractions and Sealife Loch Lomond.

SLR Outlets will also Asset Manage the new Scotch Corner Designer Village when it opens late in 2019. The Designer Village, consisting of 92 retail units, will attract leading brands to one of Northern England’s most iconic locations.

At Springfields, the success comes on the back of 12 months hard work strengthening the Outlet’s offer with the introduction of major new brands Betty Barclay, Café Nero and Raging Bull, joining Next Outlet, Fat Face, Ernest Jones the Outlet Collection and Starbucks who opened in 2016. These more upmarket brands are proving popular with customers, meeting the demand of the more discerning affluent shopper. In addition, over ten existing leases have been renewed encompassing major store refits and fascia refreshes. Key renewals during 2017 included Radley London, Weird Fish and Hallmark.

SLR Outlets anticipates further footfall and turnover growth for Springfields in 2018 having secured planning permission for a new £1 million leisure development. This will include the UK’s largest JCB Young Driver’s Zone, Tree Top Hobbit-style Village, covered beach, new Mini Golf, Gold Panning and American Diner, which will boost the family appeal of Springfields.

Ian Sanderson of SLR, commented:

“2017 has seen SLR Outlets strengthen our reputation as leaders in the outlet leisure sector. The performance of Springfields continues to be phenomenal. This year’s success is testament to the way we mix the quality retail brands and unique leisure offering. And we are constantly striving to enhance the centre at every opportunity. With more high-quality brands on the horizon, introduction of tech based initiatives and our £1 million leisure investment about to commence, we are anticipating significantly strengthening footfall and turnover growth in 2018.

“At Loch Lomond we’re already seeking to deliver incremental improvements to enhance the overall visitor experience and 2018 will be a very progressive year for that scheme.

“For SLR Outlets the opportunity to add the new Scotch Corner Designer Village to our asset management portfolio is extremely exciting. This high quality development offers premium brands an opportunity to trade in a fantastic new location. Research shows it will become a top 5 outlet centre in the UK.”

Ian Sanderson, who developed the scheme, now Director of SLR, said: “Springfields Outlet is the leading shopping and leisure destination in the East of England. Springfields Outlet is being rebranded to create a distinctive identity to attract new, more affluent customers, with the leisure area renamed Springfields Adventure Land. The casual dining offer will also be strengthened. Springy’s American Diner will complement the new leisure development, and offer delicious American burgers, fries and shakes plus a great range of gelato-style ice-cream, with three party rooms for hire. This will boost the existing line-up across the site which includes Frankie & Benny’s, Starbucks, Caffé Nero plus The Noshery restaurant located within the Blue Diamond Home and Garden Centre.

The spectrum of leisure choices will strengthen the appeal of the existing 200,000 sq ft retail and restaurant destination that presently has annual footfall of 2.3 million. The expanded leisure offer, combined with an opportunity to secure up to 75% off RRP at the award-winning outlet centre, will appeal to customers seeking a memorable day out.

The owner, UBS Asset Management's Triton Property Fund LP, is firmly committed to realising the embedded potential of Springfields and to further improving the scheme. Alongside improvements to the retail offer, and delivering a new leisure experience to enhance its ‘best in class’ customer experience, new leasing agents have been appointed. The award-winning team at SPACE - Retail Property Consultants will work alongside retained agents, Knight Frank. The investment into both human and financial capital will further bolster the step change at the scheme and amplify the leasing strategy.

SPRINGFIELDS OUTLET CELEBRATES RECORD CHRISTMAS TRADING AND 14 YEARS’ CONSECUTIVE GROWTH

•  Total revenue increased by +15% and footfall by +9% •  Most successful late-night trading period and highest ever weekly sales volume achieved •  14 years’ consecutive revenue growth

Springfields Outlet in Lincolnshire has reinforced its position as the leading shopping and leisure destination in the East of England with 14 years of consecutive revenue growth and significant increases in both footfall and revenue over the Christmas trading period.

December’s total revenue increased by +15% year-on-year and footfall by +9% YoY across the same period. 66% of all like-for-like retailers traded above last year by as much as +63%. Both like-for-like footfall and revenue increased over the school holidays by +11% and +17%, respectively. The destination achieved its highest ever weekly sales volume during December 2018, beating the previous record set in 2017 three times, whilst weekly turnover increased by up to +20%.

The centre also had its most successful late-night trading period ever, with an increase in evening sales after 6pm of +27% YoY and footfall by +30% From 19th Nov to 20th Dec Inclusive. Trading was further boosted by a varied events programme including the scheme’s busiest ever Christmas light switch on event. The lights were turned on by Peter Andre, attracting a crowd of more than 6,000 visitors which resulted in a daily revenue increase of +22%. Additionally, the Winter Sale saw revenue increase +10% for it’s first week from Boxing Day, compared with the same period last year.

Ian Sanderson, Director of Sanderson Leisure and Retail (SLR) at Springfields Outlet, said: “As the figures demonstrate, we had a very successful and positive December at Springfields to complement a transformational year at the centre. Our newest retailers, including Jack Wills, White Stuff and Joules, have enjoyed exceptionally strong performances since opening in the second half of last year and have been further boosted by a fantastic Christmas at the centre. The strong performance of Springfields illustrates the continued resilience of the outlet sector and the increasing importance of a mixed-use offer in creating a destination.”

Owned by the Triton Property Fund, managed by UBS, Springfields Outlet is managed by SLR. Established in 2016 by Ian Sanderson, SLR now manages or advises on over 80,000 sq ft of UK retail and development space across more than 130 acres in the UK. The trading boost follows the scheme’s re-branding last year and the opening of a new £1.2m integrated leisure offer, branded Springfields Adventure Land, introduced by SLR in summer 2018. The new attraction comprises eight themed attractions including the largest JCB Young Driver’s Zone in the country. This has helped to strengthen the outlet’s position as a destination, providing something that appeals to everyone.

The combination of outlet shopping, featuring more than 50 top-name brands, and an integrated leisure and dining offer has increasing attracted visitors looking for a memorable family day-out. Consequently, customers are visiting Springfields Outlet from further afield and staying for longer. Research by Pragma Consulting shows that the inclusion of leisure is increasingly important in driving footfall to a scheme. This has benefited retailers and attracting interest from more aspirational brands enabling the destination to improve the tenant mix, illustrated by the recent openings of The Cosmetics Company Store, Jack Wills, Joules and White Stuff.

The scheme is host to a number of top retail brands such as Fat Face, Next, Skechers, GAP, Ernest Jones, Radley and M&S. Casual dining restaurants and ‘grab-and-go’ operators centred around four eye-catching plazas complement the shopping and leisure experience and include Frankie & Benny’s, Starbucks, Costa Coffee and the newly-opened, developer-operated Springy’s American Diner.

Agents for Springfields Outlet are Knight Frank and SPACE Retail Property Consultants.
